This house itself is set back from the road, tucked behind another property. With its classic style and authentic elements such as the antique natural stone floor and arch through to the kitchen made of original bricks, on first impression the house looks like a historic building. However, it was actually built in 1999. Many of the materials used to build the house were recycled from the farm that once stood on the plot. From the living room, a brick archway leads through to the Tinello kitchen with its characterful antique tiled floor and Belgian bluestone work tops. In terms of appliances, the kitchen has an Indesit dishwasher (approx. three years old), a fridge, a freezer, an induction hob with extractor hood, and an oven. In the utility room with door to the garden are connections for the washing machine and tumble dryer, plus a downstairs WC.

On the first floor is a landing where classic panelled doors open into one large and two smaller bedrooms. Situated under the pitched roof, all these bedrooms have sloped ceilings for extra character. There’s the potential to create ample storage options here. The two smaller bedrooms each have a dormer window and the large bedroom two tilt-and-turn windows and a walk-in wardrobe. Also on this floor is a storage/central heating boiler room, a separate WC and a bathroom with two wash basins, an oval bath and a separate shower. The bathroom has underfloor heating and a radiator for towels.

Also on the landing is a pull-down ladder to a huge double attic. This provides plenty of extra storage for luggage and other things you don’t need every day.

Come outside…
Now we’ve seen the house, let’s take a look at the real star of the show: the outside space. This is a true paradise for those who love to relax outside, in the shade or in the sun, and enjoy the surrounding nature. Besides the stunning garden and veranda, two fantastic outbuildings form the cherry on the cake.

Directly behind the house is an elegant, covered veranda spanning the entire length of the house. Open the sliding doors from the living/dining room and your living space seems to double in size! Depending on the season, you can sit closer to the house in the shade, or a few metres away in the sun. From the veranda you have a view across the fabulous garden with its large, beautifully maintained lawn, trees and shrubs, all enclosed by a hedge. Ideal for anyone with dogs. At the back of the garden is a small gate leading to a nature reserve, which borders the nature reserve managed by Brabants Landschap. Perfect for walking and cycling. The house also has its own small orchard, at the front next to the driveway, including pear, apple and ornamental cherry trees.

Another gem the outdoor space has to offer is the thatched summer house with built-in barbecue, built in 2018. This is a fantastic space that will accommodate a large group of people; somewhere you can entertain family and friends until late in the evening. Is the weather turning a bit chilly? No problem: special panels can be deployed to close in the building completely (thus transforming it into a ‘winter house’!). So, you could even have a cosy Christmas dinner in here!

Last but not least, and deserving of special attention, is the second outbuilding, currently being used as a garage. Built in 2020, this building is fully insulated and fitted with all the necessary facilities to enable it to be converted into a self-contained dwelling. It has an entrance to the rear, its own central heating boiler, fuse box, kitchenette, WC/shower room and an office with wash basin. Plus, a huge workshop with large doors and windows on all sides. The workshop area is 7x8 metres and the adjoining office 15m2: ample space to create self-contained accommodation. As a single storey building it would be ideal for someone with limited mobility.

On the other side of the Gestelseweg is the Eikenhorst Estate, a beautiful walking area with the Essche river running through, and behind the house the nature reserve managed by Brabants Landschap. Then there’s the Kampina nature reserve with its woodland and lakes, situated just south of Esch, and the fantastic swimming lake De Langspier a short distance away between Boxtel and Esch: the ideal place for a refreshing swim in summer.
