Are you looking for a stunning, nationally listed property with coach house in a 8,000 m2 plot with maximum privacy, just a 15-minute cycle ride from the vibrant heart of Den Bosch?

Yes, it does exist!

We’re referring to ‘Mariënberg’, a large and truly unique nationally listed property with driveway and coach house, nestled between the trees in a park-like garden of 8,310 m2, just a 15-minute cycle ride from the heart of Den Bosch. The house was originally built by a judge from Den Bosch, as a spectacular summer house. It’s now ready for a new owner with vision and taste; someone who can renovate this exceptional building while retaining the original features, to create a fabulous family home with its own coach house. The renovation of this listed property may be eligible for subsidies.

In the documentation about the property, as well as in several articles about the house in home décor magazines from the 1990s, reference is made to its ‘eclectic style’. This is true, since it incorporates both neoclassical and colonial elements. For instance, picture yourself on the beautiful wooden veranda with ornate arches, relaxing in a swing seat or hammock with a refreshing glass of lemon and mint from your own garden.

Nature has had something of a free rein in the garden in recent years; however, this means that you can enjoy maximum privacy. Inside the house, a great many charming original elements have been retained, such as the high, ornamental ceilings, large sash windows, shutters and French doors to the garden.

This home, this garden and this place are in need of a guiding hand from a loving new owner with taste and vision. Someone who knows what they want and who has a sufficient budget to realise their dream, with respect for history.

Let’s take a tour
Entering the house through the imposing, double front door, we arrive in a large entrance hall with attractive, dark grey tiled floor and extremely high ceiling. In this hall is the central staircase, with storage space underneath plus downstairs wc with wall-mounted toilet and wash basin. Three doors lead to the kitchen, a study/hobby room and the living room.

The large kitchen of almost 25m2 with island is a warm, welcoming space. Interesting fact: this was one of the first professional cooktop islands for a private residence in the Netherlands! As you would expect, the kitchen has multiple fitted cupboards, plus ample space for a dining table. To enter the house, the current owners use the entrance from the garden here, rather than the main front door.

On the other side of the hall is a home office/hobby room/music room measuring almost 27m2. There’s more than enough space here for two desks and a concert grand piano. What’s more, this room has two double French doors to the garden, making it wonderfully light and spacious.

Finally, the ‘pièce de résistance’ of the ground floor is the spectacular, long living room (45m2) with original wood floor. The room consists of a seating area plus a kind of library spanning the entire side of the building with view across the garden. In total there are three double doors out to the original, ornate wooden veranda with antique tiled floor. There are also sash windows on both sides of the living room, and an open fireplace for even more character and appeal. The living room ceiling has two elegant rosettes and beautiful ornamental plaster cornicing.

From the hall, the central staircase leads up to the first floor with its five bedrooms. The two smallest bedrooms are both 9.3m2, the two middle-sized rooms around 14m2, and the master bedroom no less than 24m2. The master bedroom has two double casement windows with a stunning view across the garden and an en-suite bathroom with wash basins, bath and separate shower. There’s an additional, recently updated wc on the landing, plus a laundry room with connections for washing machine and dryer. Three of the other bedrooms have their own wash basin and there are multiple built-in cupboards. The entire first floor benefits from an attractive wood floor.

On the attic floor there’s a large storage area with double loft space, and another two small bedrooms on each side, each with a small dormer window. These are bedrooms six and seven. The attic has two circular windows, one with decorative ironwork. This top floor would be the perfect place to create a relaxation room or home gym. Another fabulous place on this floor is the roof terrace, accessible from the landing, with a phenomenal view across the garden.

Aside from the living room, there are several other interesting extras, such as the 10m2 wine cellar, accessible from outside the house, and the 64m2 coach house at the end of the driveway leading to Mariënberg. The coach house has two double doors, œil de boeuf windows and storage space in the loft. Behind these doors is where the coaches would have been kept, with accommodation for the coachman next to the stable section. Will this be used for guest accommodation, storage, a hobby room, or a ‘man cave’? Providing it’s in line with the requirements of listed building preservation, you can decide for yourself!

Now for a few details about the situation of the property. The driveway runs along the entire length of the plot all the way to the rear of the house, where there’s parking space for multiple vehicles. The plot is extremely large, with a total of 8,310m2 divided across two cadastral parcels. Full of mature trees and shrubs, the garden guarantees maximum privacy. The location of the property within Sint-Michielsgestel is also ideal, with the vibrant heart of Den Bosch just a 15-minute cycle ride away and schools (including Gymnasium Beekvliet), shops and sports clubs (including Golfclub De Dommel) within easy reach by bicycle or on foot. Eindhoven Airport is 30 minutes away by car, and Amsterdam an hour’s drive away via the A2.

The current owners have lived here for 49 years. That fact speaks for itself. Now it’s time for them to hand over the baton to next owner, so that they, too, can enjoy one of the most beautiful and unique historic properties in North Brabant.
