Vught, Vogelkerslaan 7b

  • Type: House
  • Volume in cubic meters: 970 m3
  • Living area: 211 m2

The Villapark neighbourhood of Vught has a number of beautiful, leafy streets, with lovely gardens shaded by mature trees. We thought we were familiar with all the villas in the neighbourhood, until we saw this property - tucked away behind the gardens of the surrounding houses and concealed from the road. Are you looking to live in a peaceful, green oasis, that’s also close to all the amenities of a lively, highly desirable village? Then this is your chance!
The property is reached via its own driveway and remotely operated gate. Immediately in front of the house there’s ample space for parking, for up to three cars. The villa is situated in the centre of a plot of some 1000 m2 and is surrounded by a romantic, wooded garden where characterful footpaths meander through the rhododendrons, hydrangeas, magnolias, various hedges and shrubs and a great many mature trees. Choose between a sunny spot or a nice shady place to sit, including an attractive, covered terrace next to the house and a second terrace tucked away to the rear of the garden. The property has its own borehole with pump for watering.
The house itself has its own distinctive, playful character, with differences in floor height, high ceilings under the pitched roof and a separate wing for the bedrooms downstairs. As you enter the hall, the high ceiling immediately creates a feeling of space. The hall has a downstairs wc and various built-in cupboards, including the fuse box, and provides access to the kitchen and living area on one side, and the bedroom wing on the other.
The L-shaped kitchen with island is striking for its large Belgian limestone worktops, ideal for those who truly love to cook. The kitchen is fully equipped with all the appliances you would expect, including a Solitaire stainless steel 5 burner gas stove, and plenty of electric sockets for extra kitchen equipment. There’s ample storage space, including in three characterful alcoves, and space for a dining table. That’s said, the adjacent dining room (separated from the kitchen by a bar) or the conservatory would be the most logical place to share a family meal.
The kitchen looks out over the living room, which is at a slightly lower level and accessed via a small slope with a wide step. The latter blends in nicely with the grey cast flooring on both the upper and the lower levels. The living room has both underfloor heating and an attractive wood burner, and is light and airy thanks to the large, high windows (double glazed with wooden frames). The large staircase winds up around the chimney to a landing/mezzanine; this creates an even more spacious feeling.
The conservatory is a fantastic place to sit together for a meal and enjoy the garden; in good weather you can open the doors to the garden and invite the outdoors inside.
As mentioned above, two of the bedrooms are also situated on the ground floor in their own ‘wing’, separated from the kitchen and living quarters by the hall. As well as the bedrooms there’s also a bathroom, storage room and laundry room/utility room; this leads on to the workshop, added to the house at a later date. The workshop is a fabulous multifunctional space with French doors leading onto a garden terrace. Besides its current use as a workshop, it would also make an ideal home gym, artist’s studio, guest accommodation or home office. Or, with some adjustments, you could create a garage for two cars.
The upstairs of the house is accessed via the large staircase in the living room, which leads first to the mezzanine/landing mentioned above. Here there is a home office with built-in desk, with ample storage space under the sloped ceiling and on the other side a view over the living room downstairs. Also on this floor is the impressive master bedroom and bathroom. The master bedroom has two windows with views across the garden , with additional windows in the pitched roof bringing in extra light. Immediately next to the master bedroom is a modern, fully tiled bathroom with bath and separate, extra-large walk-in shower. There’s also a toilet and double basin vanity unit with composite top.
This is a fabulous, characterful property, ideal for those seeking peace, tranquillity and plenty of space, but who don’t want to live anywhere too remote. The plot of 1000m2 feels secluded and offers a great deal of privacy. The house itself, with its three bedrooms, would make the perfect home for a family and/or for those wanting to create a home office or home practice. If you need more bedrooms, you could carry out some conversion work such as replacing the pitched roof on one side with a more traditional roof. See the accompanying sketches for more details.
As already mentioned, the location of the property within Vught is superb. There are various schools and sports clubs all just a short cycle ride away, with the Vughtse Heide heathland and Ijzeren Man nature area just 600 metres from your door! The main roads to the rest of the country are also within easy reach; in less than 15 minutes you’re in the vibrant heart of Den Bosch, and Utrecht and Amsterdam Zuidas are just an hour/an hour and a quarter away.
